Saturday morning, 3 cups of coffee, back in town after a long trip, first house tour with the 1 broker who has responded to my inquiry to find high-end flips. It’s so weird more brokers aren’t jumping to work with me (ha). We look at 4 potential projects in the prime neighborhoods of Belle Meade and Green Hills.
My heart melts when we get to the last. Of course it’s the most expensive on the list (It’s like shoes-why do the perfect ones have to cost so much?). We pull up to the home sitting on an acre at the end of the no-through street. It has modern bones, and belongs in Hollywood in 1960.
The inside is a time warp. Glamorous times were spent here, it is so hip that 40 years later it still works! Carrera marble countertops, parquet floors, mid-century light fixtures, a black marble fireplace & bar. The back yard is expansive, with plenty of patio space and clean pool/pool house.
I am in love with the layout, nothing needs to be changed. I am used to having to knock down walls, and do huge additions. This just needs to be refinished and cleaned-up. It could be restored to its’ original glamour.
It is perfect…. Except it is way over my budget for what I wanted to start with: $1.2M. The sale numbers make sense with the amount of work that needs to be done. I am putting in an offer, and will do what every developer does: try to figure it out.
