Healdsburg, CA
Luckily for me, several of the projects with Exclusive Holdings (ehllc.co), are now in Healdsburg, the hidden gem of wine country that has become increasingly trendy the last few years, so I find myself having to drive-up to wine country to check on them. This is not only great for the obvious reason of working in wine country (wine tasting, beautiful scenery, etc.) but because it is much easier to build without neighbors, and is sort of a niche market that isn’t heavily developed. It takes an advanced knowledge of the land entitlement process, and septic and well systems to developer here, so there isn’t a lot of new product on the market – which is great for us.
The purchase of this land was a smart play. It was actually two houses on one lot, so we were able to add instant value by dividing the homes. The design and sale price of less than $3.5m parallels to a very successful project we completed last year in Healdsburg, that sold for $300K over asking, in 4 days: See CA South Experience . This price range, and “modern urban farm style” is in demand for techy San Franciscans that want a weekend retreat with an accompanying vineyard. We are keeping the existing homes, but doing an extensive remodel and update to them, so they will look like this when they are complete:
The entitlements on this project were extensive, so we have only been under construction for 3+ months. The interior demolition has taken place, and framer has completed framing the interior and exterior walls (that were new to the design), so now the rough trades (plumbing, electrical, HVAC) are in.
